Bill-Hicks-HeadshotBill Hicks, Founder

Bill Hicks, founder and broker of record for Income Properties of Raleigh is a licensed broker in North Carolina, South Carolina and Virginia.

Bill attended Atlantic Christian College and East Carolina University and began his real estate career as corporate real estate manager for AMIC, a private mortgage insurance company, followed by real estate management positions with FotoMat corporation and Family Dollar Stores.

He has developed 23 retail shopping centers and expanded the company by adding management, leasing, and brokerage divisions, along with construction services by J&B Construction Service Company and residential management by Wake Property Management with over 300 properties.

Jason F. Stowe, Certified Property Manager

Jason brings over twenty five (25) years of commercial real estate management and brokerage experience to his leadership role at Income Properties of Raleigh, Inc.

Jason and his team are responsible for executing the goals and objectives of each property owner in the commercial management portfolio.

Jason is a licensed North Carolina real estate broker and holds the prestigious Certified Property Manager® designation from the Institute of Real Estate Management, where he has held several positions locally including that of President in 2005, 2011 and 2016. He was awarded the CPM of the Year in 2006, 2012 and 2017. He has also held several national positions with IREM including Vice President of Region 13 consisting of chapters in North Carolina, South Carolina and Tennessee.

Jason is a graduate of Lenoir-Rhyne University with a B.A. degree in Sports Management. While attending, Jason was a two sport athlete member of the baseball and cross-country teams and served as sports editor for the college newspaper.

Jason’s hobbies include participating in Spartan and DEKA events, collecting baseball cards, attending NC State Wolfpack sporting events and above all else, spending time with his wife, three children and two labs.

Gordon Osborne, Senior Advisor

Gordon Osborne serves as Senior Advisor for Income Properties of Raleigh specializing in the acquisition, development and sale of commercial real estate particularly retail properties including free standing, neighborhood and regional shopping centers, and urban mixed-used retail/office/hotel redevelopment properties.

Prior to joining Income Properties of Raleigh in Raleigh, NC, Gordon was affilliated with SVN, Raleigh and earlier, co-founded a commercial real estate firm and started selling commercial real estate in Maryland. He also earned his securities license with Welton Street Investments, LLC (a FINRA member firm) to become one of the few real estate professionals licensed to offer high quality tenant-in-common real estate investments.

Gordon Osborne began his career in real estate in 1971 after earning a Bachelor of Arts degree from San Diego State University. Since then, Gordon has held executive positions with national real estate development companies and has been engaged in the acquisition, development and sale of institutional grade properties throughout the United States. His professional experience also includes leading project teams in the planning, organizing, designing, financing, construction and leasing phases of project development.

Career highlights include directing the retail development activities of Rivercenter, an urban mixed use redevelopment project in San Antonio TX, managing the planning, development and entitlement phases of the First San Diego River Improvement Project in San Diego’s Mission Valley and overseeing the expansion of Simu-Flight, an aviation flight training center at DFW airport. Other areas of experience include shopping center renovation and expansion, medical and commercial office development and student housing.

Gordon Osborne is committed to applying his knowledge and expertise to the benefit of his client’s.

Specialties:

  1. Providing creative solutions to complex real estate transactions and development issues.
  2. Helping real estate investors exchange highly appreciated properties into TIC structured properties (owning a fractional interest in real property) through the 1031 tax deferred exchange process.

Rick Emerick, Senior Advisor

Rick Emerick is a Senior Advisor for Income Properties, specializing in the sale and leasing of office and industrial property and land in Wake County and surrounding counties in eastern and central North Carolina. Over 35 years of industrial, executive management and international business experience, including site management, acquisitions and divestitures, and sale-leaseback activities, providing a strong background for commercial real estate. Served as an advisor for Sperry Van Ness prior to joining Income Properties and am partner in residential land development company.

Active member of NAIOP, TRAOBA, the Triangle Community Coalition, the Raleigh Business Alliance and other local buisness and professional organizations. Held leadership positions in Toastmasters and a local business development group. Active member of church, participating in several church and community-focused projects.

Bachelor of Science degree in electrical engineering from Duke University and a Masters of Business Administration degree from the University of Dayton.

Mark Howe

Mark Howe has worked Full Time, in Real Estate Brokerage, Leasing, and Consulting, since 1982. He has gained wide knowledge and experience, in Commercial Sales of Income Properties, Owner/ User Buildings, Land for All Uses, Leasing of Office/Flex Buildings, Spaces, or Land, and Consulting on Pricing, Entitlement, or Best Use.

He currently maintains his North Carolina Broker’s License, NC General Building License, and is a member of the Triangle Commercial Association of Realtors (TCAR). In 2000, Mark attained his Certified Commercial Investment Member (CCIM) Designation and has served on the NCCCIM Board of Directors from 2001- 2015, and is the 2014 Past President. In 2007 He Received his Accredited Land Consultant (ALC) Designation.

Mark’s Hobbies Include:  Martial Arts(6th Degree Master Black Belt), Racquetball, Paddleball, Hunting, Shooting, Reloading, Fishing, Golf, Waterskiing, Wake Surfing, Gardening, and Bible Study.
