This 1.40 acre site is located in a high growth area. Over 1,500 housing units are being developed within a 3 mile radius of the site of which more than a third are under construction within 1 mile of the site. In addition, plans for a multifamily development between Gelder Dr. (just north of the site) and SR1010 are in the pipeline for approval.
The average daily traffic (AADT) count is in excess of 34,000 and DOT estimates this volume will grow to 58,000 upon completion of the approved Orange Route for I-540 Extension. The interchange with Hwy 401 is less than 1 mile from the site.
